July 2023 Summary About the Industrial Land Market:

In July, the transaction heat of the primary industrial land market in key cities across the country declined compared with the previous month. The total transaction volume was about 9,603 mu, a decrease of about 35% month-on-month, and the total transaction price was about 5.47 billion yuan, a decrease of about 35% month-on-month.

The primary industrial land transaction market in some non-first-tier cities is active, with cities with monthly transaction volumes exceeding 1,000 mu including Changsha (1,705 mu), Qingdao (1,576 mu), Chongqing (1,535 mu) and Tianjin (1,075 mu).

The top five cities in the country with the highest average transaction prices per mu of industrial land are Beijing (1.31 million yuan), Guangzhou (1.16 million yuan), Shanghai (890,000 yuan), Chengdu (880,000 yuan) and Tianjin (770,000 yuan).

About the asset trading market:

In July, there were three transactions in the national asset trading market, including one logistics asset transaction in Shenzhen, and two industrial park/factory asset transactions in Suzhou and Urumqi.

All asset transactions this month were funded by domestic capital, and the total transaction amount was basically the same as last month, totaling approximately 380 million yuan, of which 60% of the funds were invested in logistics assets.

The overall transaction area of ​​the asset trading market more than doubled month-on-month to 109,000 square meters, of which about 57% was logistics assets.
